Our client purchased this substantial five-storey townhouse as a development opportunity, seeing the potential in a building that had previously been informally subdivided into flats and had fallen into a state of disrepair. McCaren Architecture were commissioned to obtain local authority approval for the legal use of the property as four flats, and to obtain listed building consent for internal alterations.
We proposed a modest internal reconfiguration to bring an underused communal area into the private domain of one of the flats, substantially enhancing its value. Once local authority consents were in place, our client commissioned and project managed the construction and decoration works. The entire building was refurbished and each flat provided with a new kitchen, bathroom, carpets and doors. Having investigated the resale market, our client decided that rental would produce a higher return and the flats are now fully let.
