McCaren Architecture were commissioned to investigate the development capacity of a brownfield site in Bideford that had previously been granted Outline consent for 54 houses and 46 flats. Our brief responded to market conditions in which buyers favoured houses, and to demand in the area for low-cost starter homes. The design developed in response to close liaison with Planning and Highways Officers, Drainage Consultants, and the local Police Design Officer. Mature trees and wildlife corridors were retained, and affordable housing provision in line with section 106 obligations. Our design provides 76 new dwellings, comprising 72 houses and 4 flats, in a mix of 2, 3, 4, and 5 bedroom properties. 65 homes will be for sale on the open market, with the remainder being affordable dwellings controlled by a local housing association.
